Homeowner Roofing Guide
Everything homeowners need to know before a roof repair or replacement.
Layers of a Roofing System
A roof is more than a sturdy material on top. It's a system of layers working together.
- 1
Attic & Decking
The base layer and foundation of the roof, typically wood. Damaged decking may need to be replaced.
- 2
Underlayment
A water-resistant layer over the decking that adds protection against moisture and leaks.
- 3
Ice & Water Shield
An extra protective layer that helps guard the decking and the inside of your home.
- 4
Starter Shingle
The first row of shingles. It adds an extra layer of seal and protection.
- 5
Shingles
The top layer and main barrier against the elements.
- 6
Flashing
Metal that seals gaps and joints around chimneys, vents, and skylights to keep water out.
- 7
Ridges & Ventilation
Ridge vents and other ventilation regulate attic temperature, prevent moisture buildup, and reduce energy costs.

Our Roofing Process
- 1Roof AssessmentA professional assesses your roof and identifies anything that needs attention right away.
- 2ProposalWe go over our findings, give you an estimate, and you choose colors and materials.
- 3SchedulingWe schedule the project and order materials, which arrive before your build date.
- 4Build DayWe remove the old roof and install the new one. We check the decking and tell you about any additional charges before proceeding.
- 5Quality AssuranceWe do a final inspection and clean up so your property is better than before.
What to Expect on Build Day
- Take valuables inside and store them somewhere safe.
- Clear your driveway and move deck furniture and solar lights.
- Keep pets indoors or somewhere safe while we work.
- Don't drive into the driveway during work. There may be stray nails.
- Remove pictures and valuables from walls that may shake during installation.
- If you can, mow the lawn a few days before. It makes finding debris easier.
- Expect a couple of inspections after underlayment, then the roof install, then a final inspection.
It may get messy while we work, but the entire job site will be clean before we leave.
Questions
How do I know if I need a new roof?
Sometimes it's obvious: a hole, missing shingles, leaks. Other times the signs are subtle. If your roof is more than 12 to 15 years old, it may be time to get ahead of problems.
How often does a roof need to be replaced?
It depends on materials, installation, and ventilation. A solid, correctly installed roof often lasts 12 to 15 years, and with better shingles and underlayment it can last 30 years or more.
How much does a new roof cost?
Every roof is different. Size, old roof removal, style, shape, materials, and features like chimneys, skylights, and vents all matter. We inspect first, then give you a clear price. There are plenty of ways to finance your roof.
What does my home insurance cover?
Insurance doesn't typically cover wear and tear. You can file a claim if the damage was directly caused by severe weather like hail, tornadoes, or hurricanes.
Should I buy a warranty?
We recommend it. Regular maintenance and repairs covered under a warranty can help your roof last as long as possible.
How do I choose the right contractor?
Check credentials, references, and reviews. Read the fine print in your contract and estimate so you get the roofing system your property needs.
